What is an Ancient Woodland Assessment?

In the UK, Ancient Woodland is classified under the National Planning Policy Framework (NPPF) as an "irreplaceable habitat." Because these complex ecosystems have existed continuously since at least 1600 AD, they are heavily protected by law.

If your proposed development is located near an ancient woodland or ancient and veteran trees, Local Planning Authorities (LPAs) and Natural England require a specialised Ancient Woodland Assessment as part of your planning application. This report proves that your development will not result in the loss or deterioration of these protected environments.

What is a Veteran Tree?

A veteran tree is a tree that has developed important ecological, cultural or historical features as a result of its age, size or natural decline. Veteran trees are not necessarily the oldest trees in a landscape; a tree can become veteran relatively early in its life where it develops characteristics such as a wide, ancient-looking trunk, cavities, hollowing, dead wood, fungal growth, loose bark, damaged or retrenching branches, and a complex, irregular crown. These features provide valuable habitat for a wide range of wildlife, including bats, birds, invertebrates, fungi and lichens. Veteran trees are therefore an important component of the UK’s natural heritage and can have significant biodiversity and landscape value. Is your development close to ancient woodland?

Ancient woodland can be an important planning constraint, even where the woodland itself is outside the development site.

Development can potentially affect ancient woodland through more than direct land take. Construction activity, changes in drainage, pollution, lighting, noise, access, soil compaction and increased recreational pressure can all have indirect effects.

Ancient Woodland Boundary Assessment

Not every woodland boundary is straightforward.

The Ancient Woodland Inventory is an important starting point, but it does not necessarily identify every area of ancient woodland. Smaller areas of ancient woodland may not appear on the inventory, and historical evidence and site characteristics can sometimes need to be considered.

We can investigate the relationship between the site and nearby woodland and establish an appropriate working boundary for arboricultural assessment.

Ancient Woodland Buffer Zones

Understanding the appropriate buffer zone is an important part of development planning.

Government Standing Advice states a buffer zone reccomendation of 15 metres from the Ancient woodland boundary should be given to the proposals to avoid damaging the Ancient woodland. Where assessment identifies that other impacts are likely to extend beyond 15 metres, a larger buffer zone is likely to be required.

The appropriate buffer should therefore be considered in relation to the scale and nature of the development and the characteristics of the surrounding site.

Veteran & Ancient Tree Assessments

Ancient and veteran trees can occur both within and outside ancient woodland. They may be found in fields, hedgerows, parks, gardens, historic parkland and other locations.

A veteran tree does not necessarily have to be exceptionally old. Significant features such as hollowing, deadwood, cavities, decay and other characteristics can provide exceptional habitat value.

We can assess trees that may have veteran or ancient characteristics and consider their relationship with proposed development.

Why assess ancient woodland and veteran trees early?

The earlier the constraints are understood, the more opportunity there is to design around them.

When Do You Need This Report?

You will typically be asked for an Ancient Woodland Assessment if your development falls within the protective "zone of influence." This usually applies if:

  • You are building near an Ancient Woodland: Natural England requires a minimum 15-metre buffer zone between development and ancient woodland, though LPAs often request larger buffers (up to 50 metres) depending on the scale of the project.

  • You have Ancient or Veteran Trees on or adjacent to your site: Even if they aren't inside a woodland, individual ancient or veteran trees require strict buffer zones. Natural England and the government's standing advice remains the core benchmark for 2026 applications. Projects must incorporate a minimum 15-metre buffer zone from ancient woodland edges, or 15 times the trunk diameter (and 5 metres beyond canopy spread) for veteran trees.

  • There are indirect risk factors: The LPA may request a report if your project could impact the woodland's hydrology (water table), introduce new light or noise pollution, or risk chemical runoff into the woodland soil.
