You are building near an Ancient Woodland: Natural England requires a minimum 15-metre buffer zone between development and ancient woodland, though LPAs often request larger buffers (up to 50 metres) depending on the scale of the project.

You have Ancient or Veteran Trees on or adjacent to your site: Even if they aren't inside a woodland, individual ancient or veteran trees require strict buffer zones. Natural England and the government's standing advice remains the core benchmark for 2026 applications. Projects must incorporate a minimum 15-metre buffer zone from ancient woodland edges, or 15 times the trunk diameter (and 5 metres beyond canopy spread) for veteran trees.

There are indirect risk factors: The LPA may request a report if your project could impact the woodland's hydrology (water table), introduce new light or noise pollution, or risk chemical runoff into the woodland soil.

We evaluate any potential direct and indirect impacts your build might have on the woodland. This includes assessing potential root damage, changes to soil hydrology, shading, and post-development pressures (such as garden waste tipping or increased foot traffic).
4. Mitigation & Method Statements
If your site is tightly constrained, it is not the end of the road.
